Terms and Conditions


Check in time is usually after 4pm and before 10pm.

You MUST contact us if your check-in time is after 10pm. We can usually accommodate this, if for example you are arriving on a late ferry,  but only with prior warning. Late check-ins that have not been agreed will incur an extra charge.

If you arrive very late and we have not agreed this, you may not be admitted. This is to avoid disturbance to our other guests.

If you are delayed on your journey, please let us know.

Check out time is usually before 10 am.

We only have very limited space for luggage storage. We will try to accommodate early drop offs by guests who don’t have cars, but this should be arranged in advance and is not always possible.

We do not normally store luggage for guests who have checked out. There is a storage facility at Kirkwall travel centre which will be more convenient for most guests.


We will ask for a deposit on booking. This is usually 50% of the booking.   For a single night stay, the total is payable at the time of booking.

Bookings are not confirmed until the deposit has been received. Deposits are not normally returnable.

We will normally require details of a credit card that will still be valid during the period of the booking.

No cancellation will be accepted less than 7 days from the start of the booking and the total cost of the booking will be charged.

We may add extra charges to cover any banking, credit card and currency charges that apply to your payment.


We will welcome and treat all guests with respect. In return, we expect all guests to treat our staff and other guests with politeness and courtesy.

In common with most places, we have a few common sense rules which are intended to avoid misunderstandings and ensure the comfort and safety of all of our guests. If you do not feel that these are reasonable, we would suggest that you make other arrangements.

Highland Park House is a no smoking site. This includes all rooms, doorways, gardens and the front drive.

No visitors should be admitted to the building without our express permission. It is not possible to make up temporary beds on floors etc. To do so is both illegal and dangerous.

Dirty or inappropriate clothing and footwear should not be worn in the building. We may ask you to change before you enter.  This could include items likely to cause damage to our furnishings, but equally to items that may make other guests uncomfortable.

Late arriving and early departing guests must be as quiet as possible.

Guests should respect our privacy and that of other guests. This is also our family home – it is not ok to explore beyond the areas that are obviously open to all.

We provide make-up removal pads in the rooms, we should not find make up on towels or bedding and we may have to charge for this in extreme cases.

We will, reluctantly have to charge for any unreasonable or avoidable damage or soiling to furnishings beyond what would be thought of as fair wear and tear.
